You will be offering a fabulous service to hectic professionals, business people on the move, retired couples or busy families. You are also greatly in demand by property professionals in your area such as Estate & Letting Agents, Property Developers and Private Landlords/Sellers.
What exactly is the role of a Property Finding Agent?
A quick break down of this business opportunity includes:
Creating a Website: This will be your new business ‘Shop Window’. You will advertise the fact that you are an expert in the property market of your chosen area and how you how you have contacts within the property industry that will save your clients time and stress. You take all the hassle out of house hunting!
Liaise with Property Professionals: Within your catchment area you need to introduce yourself and talk to as many Property Professionals as possible about your business. They will become your new best friends. Armed with a Sales Brochure and the humble Business Card you will talk to local Estate & Letting Agents, Property Developers and Private Landlords/Sellers to build relationships with them and to enhance your knowledge of the state of the housing market in your area.
Your valuable Customers: You will need to discuss with them their requirements and precisely what they are looking for in their perfect home. You need to clean as much information from them as possible so you can do the very best job for them that you can.
The Search Is On: Armed with your clients brief you will start your search for their dream property. You will liaise with your contacts within the property sector in your area, whom you have already established a great working relationship with, and also scour the property portals on-line and local press. Your task is to sieve the wheat from the chaff from the hundreds of property particulars available. You will also visit some of the possible properties just to double check you’ve got it right. For value benefit to your clients you could also take some additional digital pictures or maybe a video tour to email to them.
The Viewing Process: Only when you have handpicked the best properties from the wide selection available and your client has chosen their favourites will you accompany them on viewings. If they fall in love with one, then VIOLA, you start the next process. If you’re not so lucky (although luck should never come into it – not if you have done your homework right) then you will redefine your search criteria with your client and start over again.
The Negotiations: When your client has found THE ONE then you can start Negotiating with the seller/agent. Whether renting or buying, your main responsibility is to get your client the best price possible. Your fees could then become self-funded.
Not Completed Just Yet: You oversee the proceedings until completion or until the ten-ancy agreement is signed. You can support your clients with all the aspects of buying or renting a new home including liaising with solicitors and/or removal firms (whilst earning a commission from these reputable companies too!) Once your client has moved in you collect your hard earned fee and all is good with the world – then it’s on to the next one.
